A 231 m² luxury modular home located in one of Mallorca’s most exclusive neighbourhoods. Its most distinctive feature is that it is a ‘cross-shaped house’: an upper module perpendicular to the ground floor, creating a dynamic and elegant architectural space. This space is characterised by the creation of two cantilevers on either side of the house, which open up the architecture to the landscape.
 
 
The project adapts precisely to a steeply sloping plot with an 11-metre difference in height, with a play of volumes that differentiates the different levels of the plot. The entrance, the main area of the house and the outdoor space with the swimming pool are visually distinguished by this play of heights, creating impressive views of the exterior.
 
 
The design, execution and implementation of this house presented a challenge due to the steep slope of the land. Thanks to the EMOHA modular system developed by inHAUS, it was possible to carry out a project of great technical complexity and transform it into a luxury home that is perfectly integrated into its surroundings, with natural views that take centre stage in every room.

House with two cantilevers on a sloping plot

Access to the house on foot is via a nearly 3-metre cantilever, accompanied by a descending staircase, facilitating the route and adapting it to the uneven terrain.
 
 
On the opposite façade is the second, more pronounced 3.5-metre overhang, which serves as a veritable belvedere overlooking the swimming pool and tree-lined garden. This protruding volume gives the house character and, at the same time, creates a pleasant feeling of protection and privacy in the outdoor area.
 
 
The relaxation area is complemented by a chill-out space for enjoying moments of relaxation and privacy in the open air.
 
 
This house acquires a certain Mediterranean style so characteristic of the region, with cream and beige porcelain stoneware tiles, warm and enveloping materials that coexist with technological woods to reinforce a natural colour palette.

Interior with neutral tones combined with wood

The interior of the house is designed to be a warm and balanced space thanks to the combination of natural textures, such as wood, and soft tones such as white, beige and grey.
 
The living-dining room is organised around a central wall that incorporates a fireplace and a custom-made shelf, creating two connected but visually distinct spaces. The combination of white and beige tones and the warmth of the wood create a serene and balanced space.
 
The kitchen, which opens onto the living-dining room, maintains this aesthetic continuity, with a palette dominated by grey tones and wood. Its direct access to the terrace reinforces the relationship between the interior and exterior, making it a functional and bright space.

Customised design

The cross-shaped layout of this H-shaped house, with its four large modules rotated 90 degrees, offers multi-directional views. The south-west orientation of the swimming pool allows you to enjoy the afternoon light, which is softer in such a hot region.

Planimetry and layout

Prefabricated villa in Majorca

The house is organised on two levels adapted to the natural slope of the land. The ground floor houses the living area and master bedroom, with a longitudinal layout connecting the kitchen, dining room and living room in an open space overlooking the terrace and swimming pool. The first floor houses the sleeping area, with three bedrooms, two bathrooms and a study, which enjoy privacy and views from above. This layout allows each room to have a direct connection to the outside, taking advantage of the orientation, light and different levels of the terrain.
