Custom modular housing with gym and service suite.

Industrialized house under construction, entirely custom-designed for a family of four who were looking for a functional and spacious layout, designed to enjoy outdoor living.

The house is located on a plot of nearly 1,500 m² and has a built area of 396 m² spread over two floors. The large 75 m² covered porch is clearly the central element of this modular home’s design. It was proposed by the inHAUS team based on the clients’ needs to expand the space.

From the outset, the project was marked by the clients’ involvement in the design process, undergoing several changes during the process. As the project progressed, the clients clearly defined their needs and priorities, thus adapting the design of their future home.

The ground floor comprises the living area, a kitchen separate from the living room with a large pantry, a large open-plan living room creating spaces with separate atmospheres, as well as a guest bedroom with bathroom, an office, and a maid’s room with en-suite bathroom. The upper floor has three bedrooms with en-suite bathrooms and a dressing room.

The house is completed by a separate gym with independent access from the outside.

Outdoor spaces take center stage

The large 75 m² covered veranda is the key element of the project. It was not originally planned, but was proposed by inHAUS after analyzing the clients’ needs. This veranda becomes a natural extension of the living room, providing more space and allowing for extended outdoor living.

For the clients, open and outdoor spaces were paramount, as they envisioned their future home as a place to meet and socialize with friends and family. That’s why an open living room (but with separate areas) and its continuity to the outside with large bay windows and the porch were proposed.

The project also includes a gym with independent access from outside the house, a fully equipped and private space within the grounds.

A spacious and clearly functional layout

The ground floor houses the living area, designed as a large social space for sharing moments together. A spacious and bright living room, laid out in an L-shape, creates different atmospheres, such as a cozy area with a built-in fireplace and a small, more intimate room for watching television.

There is also a separate kitchen, equipped with ample storage space and visually connected to the outside. The lower floor also includes two en-suite bedrooms with private bathrooms (one for staff and one for guests), as well as an office.

The upper floor is reserved for family members, with three en-suite bedrooms and separate bathrooms for each.

Inside, the house is distinguished by the use of noble materials: natural stone on the walls and stairs, and wood in the common areas, creating a warm atmosphere.

On-site assembly

The seven modules and 75 m² porch of this modular house were transported by truck for over five hours to Barcelona.

As the project progressed, the design underwent changes. Initially, the plan included a basement garage, but after further analysis, it was decided to dedicate this space to a complete service area, with a bedroom and bathroom, with a view to the future and the possibility of having home help.

The concept of a spacious, extended porch extending the living room area was the defining element of the design. This solution met the clients’ most important need: to be able to share the space and enjoy the entire outdoor area.
